What has actually opened
AMAALA welcomed guests from June 2026, beginning with Four Seasons Resort and Residences AMAALA at Triple Bay, described as the first of eight resorts for the destination. Rosewood AMAALA followed, offering residential-style hospitality.
That sequence matters for a buyer. You can visit, stay, and judge the finish, the service and the setting before committing capital, which is not possible at most Saudi coastal projects. The parent company also expected its full Phase One programme across both destinations to be operational by the end of Q2 2026.
The residence collections
AMAALA Residences launched alongside the first resorts, and the structure is a collection of small branded schemes rather than a single development:
- Clinique La Prairie Residences, tied to the wellness and longevity positioning
- Nammos Residences
- Rosewood Residences and an Iconic Villa, with the Rosewood collection comprising 26 branded homes from three to five bedrooms
- The Andar Club Residences at Triple Bay
The number worth registering is 26. Where a city launch releases hundreds of units, these collections are measured in dozens. That is the product design: scarcity attached to an operator brand, not volume.
The wellness thesis
AMAALA is positioned around wellness, longevity and marine leisure rather than around general tourism, and that is the commercial bet. Wellness travel commands premium rates and longer stays, and a residence owner participating in a rental programme is exposed to that segment rather than to conventional resort demand.
Whether it works depends on execution, and the operator names attached are the evidence being offered. Buyers should treat operator quality as a core part of the asset rather than as branding.
What buyers should check
- Zone eligibility, in writing, if you are not a Saudi citizen. Confirm against the designated ownership zones framework for the specific collection.
- The rental programme terms. Revenue split, personal-use nights, who sets pricing, and whether joining is optional. This determines the economics more than the purchase price does.
- Annual running costs. Hotel-serviced residences carry materially higher charges than standard stock. Ask for the figure in riyals, not a percentage.

- Visit before buying. The destination is open. There is no excuse for buying this one from a brochure.
- Resale evidence. Ask what has traded and at what price. Small collections in new destinations have thin comparables.

How it compares
AMAALA is not competing with SEDRA or ALAROUS. Those are family communities bought as homes. AMAALA is a managed second home bought for scarcity, setting and service, with a different cost base and a different resale market.
