Where it sits

The location is the core of the case. Jeddah’s residential growth has moved north along the coast and inland toward the airport, and ALAROUS sits inside that corridor. It is also adjacent to MARAFY, the mixed-use waterfront destination built around a navigable canal that is one of the more ambitious pieces of urban planning in the Kingdom.

Infrastructure ahead of buildings is the right order, and it is a meaningful signal. Utilities and drainage are the expensive, unglamorous work that stalls projects when it is deferred.

ALAROUS is designed as a complete community rather than a housing estate: parks, walkable neighbourhoods, cycle paths, retail, clinics and schools within the masterplan. ROSHN has stated the community is intended to appeal to Saudi and expatriate families alike, which is relevant now that the ownership rules have opened to foreign buyers in designated zones.
